Free Building Permit Sign: 2026 Guide

You have just obtained your building permit and you are wondering how to comply with the display requirement without spending a fortune. This concern is legitimate, because a failure to display the permit may jeopardise your project and lead to legal challenges. There are several ways of obtaining a building permit sign at low cost while complying with the regulations. This guide recalls the applicable display rules and the points requiring attention in order to secure your construction.

Legal requirements: what your display must contain

The regulatory framework

Display of the building permit is an obligation provided for by Article R. 424-15 of the French Town Planning Code (Code de l'urbanisme). A notice of the permit, whether express or tacit, must be displayed on the land, visibly from the outside, by the beneficiary, from the notification of the decision or from the date on which the tacit permit is acquired, and throughout the duration of the works. In parallel, an extract of the permit is displayed at the town hall for two months within eight days of its issue, and this display may be replaced by electronic publication on the municipality's website.

This publicity measure informs third parties of your project and starts the time limits for legal challenge: the time limit for third parties to bring a challenge runs from the first day of a continuous period of two months' display on the land (Article R. 600-2 of the Town Planning Code). The absence or failure of this display may therefore have significant consequences for your project. The standing of third parties, the starting point of their time limit and the absence of suspensive effect of the challenge are examined in our article on third-party challenges to a building permit.

Mandatory technical characteristics

The sign must meet precise specifications in order to be compliant. It must be a rectangular sign with dimensions greater than 80 centimetres (Article A. 424-15 of the Town Planning Code), installed so that the information it contains remains legible from the public highway or from spaces open to the public throughout the duration of the works (Article A. 424-18).

Mandatory information: pursuant to Article A. 424-16 of the Town Planning Code, the sign states:

  • the name, trading name or company name of the beneficiary and the name of the architect who designed the architectural project;
  • the date of issue and the number of the permit;
  • the nature of the project and the area of the land;
  • the address of the town hall where the file may be consulted;
  • if the project includes buildings, the authorised floor area and the height of the building or buildings, expressed in metres above natural ground level;
  • the statement on the right of appeal provided for by Article A. 424-17: a two-month time limit for legal challenge running from the first day of a continuous period of two months' display on the land, and the obligation to notify any appeal to the author of the decision and to the beneficiary of the permit, by registered letter with acknowledgement of receipt, within fifteen clear days of its filing (Article R. 600-1).

The consequences of irregular display

A failure to display, or irregular display, prevents the time limit for third parties to bring a legal challenge from running (Article R. 600-2 of the Town Planning Code). The permit then remains exposed to challenge until the expiry of the period of six months from the completion of the construction, after which no action for annulment is admissible (Article R. 600-3), the date of completion being, unless proved otherwise, the date of receipt of the declaration of completion.

Free building permit sign: three solutions

Solution No. 1: the municipal services

Some municipalities make building permit signs available to their residents. This practice is not an obligation and varies from one municipality to another: enquiries should be made to the town hall's planning department.

Solution No. 2: printable templates

Free sign templates are available. Before printing, it should be checked that they contain all the information required by Articles A. 424-16 and A. 424-17 of the Town Planning Code and that the printed format complies with the regulatory dimensions.

Points to check before printing:

  • Rectangular sign with dimensions greater than 80 centimetres
  • Weatherproof material, as the display must be maintained throughout the duration of the works
  • Information legible from the public highway or from spaces open to the public
  • Complete information in light of Articles A. 424-16 and A. 424-17

Solution No. 3: making the sign yourself

Making a sign yourself remains possible, provided the regulatory dimensions and information are complied with.

Possible materials:

  • Rigid board, for example expanded PVC
  • Transparent UV-resistant protective film
  • Printing of the information at the size of the sign, an A3 format being smaller than the regulatory dimensions

Compliant Installation: Avoid Costly Pitfalls

Strategic Positioning On Your Land

The position of the sign determines the validity of the display. The sign must be visible from the outside and its information legible from the public highway or from spaces open to the public (Article R. 424-15 and Article A. 424-18 of the Town Planning Code). On land bordered by several roads or set back from the public highway, the choice of position, or even the installation of several signs, must be assessed in light of this legibility requirement.

Secure Fixing: Techniques That Work

The sign must be fixed so that it stays in place and remains legible throughout the duration of the works, which requires a stable support that resists bad weather and damage.

Proof of display

The beneficiary has an interest in being able to establish the start date and the continuity of the display. A report drawn up by a commissaire de justice (bailiff), renewed during the two-month period, is the most reliable means of proof; dated photographs may supplement it.

Maintaining the display during the works

The display must be maintained throughout the duration of the works (Article R. 424-15 of the Town Planning Code). Regular checks on the condition of the sign, in particular after bad weather, make it possible to replace it without interrupting the continuous two-month period that starts the time limit for challenge.

Summary

  1. Check the dimensions of the sign and the mandatory information
  2. Choose how to obtain the sign
  3. Install the sign as soon as the permit is notified, so that it is legible from the public highway
  4. Have the display recorded and keep dated evidence
  5. Maintain the display throughout the duration of the works

Conclusion

Obtaining a free or low-cost building permit sign is possible in three ways: municipal services, printable templates and making the sign yourself. What matters is that the display is compliant: dimensions, information required by Articles A. 424-16 and A. 424-17, legibility from the public highway and continuity throughout the duration of the works.

Proper display legally secures your construction project by starting the time limit for third-party challenges.
